Companies Investing in Dholera SIR: The Complete Industrial Ecosystem (2026)

Tata fab, data centres, solar, gases, aviation: the full list of companies committed to Dholera SIR, with ₹ figures and verified status as of Oct 2026.

Quick answer: Dholera Special Investment Region (DSIR) is more than "the Tata chip plant". As of October 2026, the public record shows a working solar plant (Tata Power, 300 MW), a working solar cell and module factory (ReNew), a chip fab being built on a notified 66.166-hectare SEZ (Tata Electronics with PSMC), gas suppliers building next to the fab (INOX Air Products, Linde), and a list of signed MoUs for data centres, power semiconductors, electronics and aircraft assembly. Some of these are operating, some are under construction, and some are still only MoUs. This guide sorts them by status so you know which is which.

How to read this page: We started from the company list in the Dholera Awareness Program seminar deck that Mirrikh Infratech uses (Capital Brix LLP is an authorised sales channel partner for Mirrikh Infratech Pvt. Ltd.). We then checked each name against government releases (PIB, DICDL/DSIRDA), company announcements and national news. Where the deck and the public record give different numbers, we show both and footnote the difference.


Why an "ecosystem" matters more than one big factory

A single factory brings jobs. A cluster brings suppliers, logistics, housing, schools and services, and that is the kind of demand that lasts for decades. A semiconductor fab is a good example. It cannot run without ultra-high-purity gases, specialised equipment makers, chemical suppliers, packaging partners, steady power and a lot of water. When those suppliers set up within a few kilometres, the region turns into an industrial address and stops depending on one plant.

That is the reason to follow Dholera's company list closely, and to keep a clear line between what is built, what is being built and what has only been announced.

Sector by sector: what each cluster means

1. Semiconductors: the anchor and its supply chain

The Tata–PSMC fab is the anchor. It is the first commercial wafer fab approved under the India Semiconductor Mission, and the Centre supports up to half of the project cost under that programme. Around it, the suppliers are lining up in the order a fab needs them:

  • Equipment: Tokyo Electron supplies tools and trains staff.
  • Gases: INOX Air Products (specialty and UHP gases) and Linde (bulk oxygen, nitrogen and argon) are building on or near site.
  • Next-layer fabs: Nextgen Hitech's proposed SiC/Si power-semiconductor unit targets EV, data-centre and renewable-energy chips.

2. Data centres: the newest and largest headline numbers

In 2026 data centres became Dholera's second big theme. Gujarat's first Data Centre Policy (2026–29), launched 9 July 2026, names Dholera as a priority hub and offers capital, interest and power incentives (The Hindu, BusinessLine). L&T Vyoma's 250 MW MoU is the most specific commitment so far. The Adani and Tillman figures are much bigger, but they are still at the "reported" or "exploring" stage.

What to watch: land allotment letters from DICDL and power-connection approvals. Those two steps turn a data-centre MoU into a real project.

3. Solar and clean-energy manufacturing: already working

This is the most "built" part of Dholera today. Tata Power's 300 MW plant has been generating power since 2022, and ReNew's cell and module factory is running. The wider Dholera Solar Park is officially planned at 5,000 MW (1,000 MW Phase I + 4,000 MW Phase II, per GPCL tender documents). The seminar deck shows 4,400 MW, and some sites show other figures, so we use the official 5,000 MW plan and note that Phase I allocation has seen delays (SolarQuarter, June 2025).

4. Aviation and aerospace: tied to the airport

Dholera International Airport saw its first calibration aircraft land in June 2026. Operations are targeted for late 2026, subject to DGCA licensing. Around it, the UAE LoI (MRO, pilot training) and the Adani–Embraer E175 plan point to an aerospace cluster, but both are still at intent stage. See our Dholera International Airport guide.

5. Hospitality and services: small but real

AJU Group's hotel plot is a small investment compared with a chip fab. It still matters, because a five-star hotel only makes sense if business travellers are expected to come. Services like this follow industry, and they are an early signal that a place is becoming somewhere people live and work.

How to judge an MoU (a 5-point checklist)

  1. 1Is there a land allotment? DICDL allotment letters, or an SEZ notification (as with Tata), are much stronger than a summit MoU.
  2. 2Is there central approval? Cabinet or ISM approvals (Tata fab, semi-high-speed rail) come with funding.
  3. 3Is construction visible? Look for site photos, tenders and contractor awards.
  4. 4Does the timeline keep moving? The Tata fab's published production target has moved more than once. That is normal for fabs; judge the project by approvals and visible construction, not by a brochure date.
  5. 5Is the investment staged? "₹3 lakh crore over a period of time" means decades of phases, not one cheque.

What this means for plot buyers (honest view)

  • Positive: Several industrial anchors are now operating or being built, not just announced. Jobs at the fab, suppliers and the airport create real housing and commercial demand.
  • Caution: Many headline numbers are MoUs. Some MoUs from 2019 (for example Tsingshan) have no visible progress. Industrial growth reaches residential land prices slowly and unevenly, and it depends on where a plot is.
  • Practical: Judge a plot by distance to operational infrastructure (activation area, expressway, airport) and by its legal file (NA, title, approvals). A brochure's list of logos is not enough. Use our plot verification checklist.

FAQ

Which companies are actually operating in Dholera today? Tata Power's 300 MW solar plant (commissioned April 2022) and ReNew's solar cell and module plant are operating. The ABCD building and core activation-area utilities are also running. The Tata fab and the INOX and Linde gas units are under construction.

Is the Tata semiconductor plant in Dholera confirmed? Yes. The Union Cabinet approved it on 29 February 2024 (₹91,000 crore, with PSMC of Taiwan). The foundation stone was laid on 13 March 2024, and a 66.166-hectare SEZ was notified on 9 April 2026. Construction is under way; MeitY has revised earlier production-date guidance.

Are data centres coming to Dholera? Gujarat's 2026–29 Data Centre Policy makes Dholera a priority hub. L&T Vyoma has signed an MoU for 250 MW (₹25,000 crore). Larger Adani and Tillman plans have been reported, but they are not yet confirmed projects.

Does an industrial MoU guarantee that my plot price will rise? No. MoUs show intent. Price depends on project execution, location, the legal quality of the plot, and market cycles.

Can individuals buy industrial land in Dholera? Industrial land is allotted by DICDL, mainly to companies. Individual investors usually buy NA residential or commercial plots from private developers.
